Property services
The front office, the back office, and the field crew.
The front office answers the phone, the back office keeps the ledger, and the field crew carries the toolbox. All three sit in the same building in Fishkill, so nothing gets lost between vendors. There are no vendors.

General Administration
Calls, notices, coordination, compliance: the daily traffic of a property, handled before it reaches your desk.
We run day-to-day operations for residential and commercial owners, landlords, and investors: tenant communications, maintenance coordination, accurate records, and compliance with industry regulations. It starts with an assessment of what your property actually needs, and ends with a routine that fits how you already work.
What this department keeps

- Lease administration and regulatory compliance
- Maintenance coordination with our in-house crew

The back office
Financial Administration
Your property is an investment. This is the department that treats it like one.
Budgeting, cash-flow management, rent collection and posting, financial reporting, and portfolio analysis, for owners with one building or thirty. We build a financial plan around your objectives, execute it, and review it as the market moves. You see what we see: statements, invoices, and the numbers behind every recommendation.
What this department keeps
- Operating budgets and cash-flow management
- Rent collection, posting, and delinquency follow-through
- Monthly owner statements, reconciled to the penny

Property Maintenance
Most managers call a contractor. We start a truck.
Our maintenance staff is in-house: landscaping, snow removal, painting, electric, plumbing, and basic carpentry on our own payroll. That means routine inspections actually happen, preventive work gets done before it becomes emergency work, and when something breaks at 7 AM, the person who answers knows the building. Fewer tenant complaints, less turnover, better condition year over year.
What this department keeps
- Routine inspections and preventive upkeep
- Prompt repairs: plumbing, electric, carpentry, appliances
- Grounds: landscaping in season, snow and ice out of season
- Painting, turnovers, and renovation work
- Emergency response for the properties we manage
